Making a plan is everything when it comes to investments, and it is not different with real estate: you should plan well before you put your hard earned money into a business to avoid errors that could cost you a a lot of money! It's a dangerous environment but if you follow these simple steps you can protect yourself from the biggest errors out there:

If you select a property that you like, always take a look at the others in the same area. Compare their prices, their condition, size, etc. Ask each and every seller why they want to turn into money their property because there can be unknown factors and one of them may unintentionally give it out. The skills of negotiation can become very handy here. You have to observe the person you're talking with for every clue he/she may give out, because deep emotions are hard to hide and with almost everyone you can smell from a mile if something is going wrong. You also have to find the seller that is motivated because of the right reasons!

Look for a property investment expert in your family or friends, some friendly advices (or maybe low cost) can save you some money when you make a decision of $50k+ investments. I don't advise getting too much involved with an expert though, because the fees of this pro may run up high very fast taking away all your planned profit!

I recommend no to focus only on your own area. Investing, especially property investing is all about being smarter than others, and you can minimize the risks involved if you only take business opportunities that seem to be above average. Don't forget staying out of a bad business is always safer and better than losing your complete savings! Most of us learn this the hard way...

I bet you wouldn't want to experience this the hard way, smart people learn from others mistakes! You can view personal stories and advices of veteran property investors on Realty Samurai.
